Booking Terms and Conditions:
King’s Lynn Caravan and Camping Park is a family touring park catering for caravans, tents, trailer tents and motor homes. We also have Holiday Lodges and Camping Pods. Our guest’s enjoyment and safety is paramount and therefore we ask you to read the following Terms and Conditions before making your booking.
We reserve the right to ask guests who contravene these terms and conditions or, who in any other way are behaving in a manner likely to cause distress or nuisance to other visitors, to leave the park immediately. In these circumstances the holiday ceases and we shall not be liable for any extra cost incurred by you.
We strongly recommend that you have holiday insurance. Your insurance should cover all risks including cancellation, accident, breakdown, loss or damage to personal property.
Neither King’s Lynn Caravan and Camping Park Limited nor the owners shall be held responsible or liable for any loss or damage suffered by you or members of you party.
Arrival and departure times
Caravans/Motorhomes/Tents:
We request that you arrive at or after 12:00pm (midday) on the first day of your stay, and depart by 12:00pm (midday) on the last day. This is to make sure that your pitch is ready for the next person. Outside these times can be arranged by prior arrangement, subject to availability.
Camping Mega Pods:
We request that you arrive at or after 2:00pm on the first day of your stay, and depart by 10:00am on the last day. This is to make sure that our housekeepers have enough time to prepare for the next guests. This is to make sure that your pod is ready for the next person. Outside these times can be arranged by prior arrangement, subject to availability.
Holiday Lodges:
We request that you arrive at or after 3:00pm on the first day of your stay, and depart by 10:00am on the last day. This is to make sure that our housekeepers have enough time to prepare for the next guests. This is to make sure that your lodge is ready for the next person. Outside these times can be arranged by prior arrangement, subject to availability.
Booking conditions
Although all are welcome, we reserve the right to refuse any booking. Bookings can be made by phone or online.
The person who makes the booking is responsible for the booking and warrants that they are over 18 years of age and that their details/requirements are correct at the time of booking.
The property is let strictly for holiday use and no ‘right to remain’ exist for the guest or anyone in the party
Holiday Lodge and Camping Pod interior furnishing colour schemes may vary.
Website accuracy
Whilst every care is taken to ensure that the details in this website, including any promotional emails, are correct at time of being published, we cannot accept responsibility for errors contained therein or results thereof. We are not responsible to you for unforeseen events or matters over which we have no control.
While we do our best to ensure that all offer information is up to date and accurate, very occasionally some advertised short breaks in certain accommodation may not always be available on all the dates advertised. Please enquire when booking.
The property description
We make every effort to describe properties and facilities as accurately as possible, and to keep information up-to-date, and work closely with owners to ensure this. Details are given in good faith and we cannot accept responsibility or liability for differences or for any disappointment caused where a guest has differing expectations to those detailed in the description.
Standards
We take pride in our accommodation, and maintain facilities to a high standard, however sometimes things do break down or malfunction. Please let us know straight away, by phone, text or email if something isn’t working, and we will make every effort to sort it out straight away.
The Price of the Holiday
Once you have made your booking in full or paid a deposit, the price of the holiday will not be subject to any change unless you bring anything extra/or additional items i.e. another adult, awning, dog, etc. The balance of the price of your holiday must be paid prior to arrival at the camping park.
Cancellation of the Holiday by You
You may cancel your holiday at any time. For Seasonal Pitches - If you wish to cancel a seasonal pitch, 3 months' notice is required. For Touring and Camping Pitches, cancellations made 14 days prior to arrival can be transferred free of charge to another date with no loss of payment, subject to availability and managements discretion. Any cancellations made within 14 days of arrival are strictly non-refundable. For Camping Pods and Holiday Lodges - for cancellations made within 28 days of arrival, payment is non-refundable. Any cancellations made 28 days prior to arrival can be transferred to another date subject to availability and managements discretion. In some cases, depending on season and availability, cancellations within 28 days may still be transferable, subject to management's discretion. A cancellation will be effective on the date it is received by us. Cancellations are required in writing, by letter or by email. Deposits and Payments are non-refundable.
Change or cancellation of the Holiday by us
If we are unable to provide the booked holiday and have therefore had to cancel before the holiday it is due to start, you are entitled to a full refund of the money you have paid. Except where the cancellation or change arise from an unforeseeable or unusual occurrence outside our control as described in the next section, we will endeavour to arrange an alternative date for your stay. Unforeseeable or unusual occurrences beyond our control include utilities failures, i.e. electricity/water, extreme weather conditions and acts of God.
Online Booking
Please check all personal details at the time of booking. We cannot take responsibility for incorrect booking or personal information. In the event of an unsuccessful payment we reserve the right to cancel your holiday if payment is not received on time.
All communications are sent via an automatic email server and rely on a valid email address being supplied. We cannot take responsibility for loss of communication e.g. booking confirmation emails etc. and If contact information is incorrect. We will make every effort to supply you with the relevant booking confirmations and receipts.
Online bookings are not valid until you receive the ‘Booking confirmation’ email. This is generally within 24 hours of making the booking.
The number corresponding for let accommodation i.e. “Pod Number 1” is for online booking purposes only and may not correspond to the Pod/Lodge you stay in on arrival, unless expressly requested in the special requirements –
How to pay
All payments need to be made in pounds sterling.
At the time of booking you can either:
Pay in full
Or, as long as the start of your holiday is more than 28 days away (14 days depending on accommodation), you can opt to pay £25 for caravans/tents/motorhomes, 25% for Camping Pods or £100 of the full amount for a holiday lodge, to secure the booking, and pay the final balance 14 (pods) / 28 (lodges) days in advance of your stay. We regret that it is not possible to send a reminder. Failure to pay the full balance by the due date may be treated as a cancellation.
The easiest way to pay for your holiday is online, through our secure payment system provided by SagePay. If you pay by credit card, your card provider may charge you a fee, but there is no fee for paying by debit card.
We will notify receipt of all online payments, by email. It is also possible to pay by phone, PayPal, BACS/bank transfer and cheque, please enquire.
Communicating with you
We carry out most communication with you by email. We tend to phone only in emergency or if we can’t get you by email. We’ll keep your details on record, but only basic information will be passed on to housekeepers (name and emergency phone number). We promise never to pass information on to other companies. We will only email offers and updates about King’s Lynn Caravan and Camping Park a few times a year, and of course we’ll take you straight off our mailing list if you ask us to.
Non-availability
In the very unlikely event that the property you have booked becomes unavailable or unsuitable for your holiday for reasons beyond our control, we will make every reasonable effort to arrange suitable alternative accommodation. If this is not possible, or is not acceptable to you, all rental monies paid in advance will be refunded in full and you will have no further claim against King’s Lynn Caravan and Camping Park Limited, or the owners of the property.
Holiday Behaviour Standards and Termination
By making a booking with us you have entered a contract in which you undertake, on behalf of yourself and the people in your party (including children), to adopt the following standards of behaviour:
§ To act in a courteous and considerate manner towards us, our staff and other guests.
§ To supervise children properly so that they are not a nuisance or danger to themselves or others.
§ All personal belongings are left at owners risk
§ You further agree that you will not:
o Commit any criminal offence at the Park or undertake any criminal activity.
o Commit any acts of vandalism or nuisance.
o Keep or carry any firearm or any other weapon at the Park.
o Use unlawful drugs
o Create any undue noise or disturbance.
o Carry on any trade or business while on the Park.
§ Quiet hours are from 10:30pm until 7:30am. Please respect your fellow guests and keep noise to a minimum.
Health and Safety and Security
We take the wellbeing and safety of our guests very seriously and we ask that you comply with the following:
§ The speed limit on the park is 5 mph.
§ All vehicles must conform to the Road Traffic Act and have current tax, MOT and insurance. The provisions of the Highway Code apply to the roads on the park.
§ No recreational vehicles can be used on the park. This includes motorised scooters (except disability).
§ No BBQ’s on decking or directly on grass.
§ No hot ashes to be placed in bins.
§ No ball games near any caravan or tents etc. Please ask about playing on field 2. Strictly no kite flying on site.
Some of our properties have trees, ponds, rope swings or other garden features. Some are near roads and power lines. All are equipped with sharp kitchen knives. We also ask that no stake/pole/windbreaks are hit into the ground more than 12 inches (30cm). Please have fun, but also be aware of the risks and supervise and advise children accordingly. We cannot take responsibility for injury however caused.
Please make yourself aware of the nearest fire point.
Dogs and other pets
If you bring your dog with you when you stay with us we ask that you:
§ Keep your dog on a short lead on the park at all times.
§ Clean up after your dog.
§ Do not leave your dog unattended at any time.
We reserve the right to require that the owner removes their dog, or any other pet from the park if it is a nuisance or danger to other guests.
Please note – Dogs are not allowed in the Camping Pods or Camping Pod Area. Dogs are allowed on the rest of the site and in the Holiday Lodges.
Smoking
We have a no smoking rule at all properties. We ask you not to smoke inside any property please including sheds, facility blocks and outbuildings, and to clear any smoking litter outside.
General
Fires are not permitted. Ground level barbeques are only permitted if they are raised off the ground with bricks or other suitable materials. Please ask for bricks to support your barbeques etc.
Cutting, climbing or damaging trees and other vegetation is strictly prohibited and the natural conditions are not to be disturbed. This includes tying ropes to, or driving nails into trees.
Please note that should you extend your stay beyond the booked dates if space is available but there is no guarantee that the same pitch will be available.
It is regretted that no refunds can be given if guests depart prior to the end of the booked holiday, unless they do so as the result of the breach of some obligation on our part which would justify cancelling the holiday.
The information supplied to us upon booking will only be used for administrative purposes. We may contact you at time to time by email about special offers and latest news. If you do not wish to receive these emails, please send an email to This email address is being protected from spambots. You need JavaScript enabled to view it. asking to be removed from our list.
Pitches
The size of your unit, including any tents and gazebos, must be stipulated at the time of booking to ensure that the allocated pitch is large enough. Should you subsequently alter your requirements we cannot guarantee to provide an appropriately sized pitch.
Please advise us if you are likely to arrive later than 8pm. If we have not heard from you 24 hours after your expected arrival we reserve the right to re-let your pitch.
We try and accommodate late departures and early arrivals where possible but this must be arranged with management.
All pitches are usually vacated by 12pm (unless agreed otherwise) on the day of your departure.
Bank-Holidays
§ All Bank holiday weekend bookings must be for a minimum of 3 nights from the Friday (or earlier).
If you have a problem please report it immediately to management so it can be dealt with.
The management reserve the right to refuse entry and any person not abiding by rules or creating a nuisance to other guests and will have to leave immediately.
